Traditional Elegance in a Prominent Presidio Heights Building
Located in a 1917 corner building, this apartment is bright, cheerful, and bathed in light from its substantial southern exposure. Much of the period architectural detailing remains while the kitchen and baths have been remodeled. Its size, classic floor plan, and generous room sizes allows for elegant entertaining and gracious living.
Enter from the large foyer to the sun drenched living room with built in bookcases and wood burning fireplace. To the east is expansive formal dining room with picture frame moldings. The master bedroom is on the southwest corner of the apartment with great light, views to The Presidio and Golden Gate Bridge, walk in fitted closet, and adjacent remodeled bath. The second bedroom (presently used as a media room) is along the west side also with good City, Presidio, and Golden Gate Bridge views.
The kitchen is beautifully remodeled with custom cabinetry, polished sandstone countertops, quality appliances including a gas range, eat in counter, and extensive built-in pantry, and storage. The third bedroom and second full bath are in the hallway off the entry foyer.
There is hardwood throughout, an in unit washer and dryer, a generous and easily accessible parking space, and additional storeroom on the mezzanine level. There are no stairs from the parking to the unit via the elevator.
250 LAUREL STREET is an intimate and respected self-managed nine unit building with a resident manager. Monthly maintenance includes steam heat, water, building insurance, resident manager, and a portion to reserves. The maintenance on unit #302 is $806.73 per month.
Presidio Heights is one of San Francisco's finest neighborhoods. It is predominantly large single family homes with great shopping, restaurants, wonderful playgrounds, excellent views, and access to The Presidio. It is a wonderful walking neighborhood with beautiful architecture and gardens, easy transportation, and an extraordinary ambience featuring underground utilities and charming lamp posts matching the vintage of the surrounding homes. Presidio Heights is an elegant neighborhood surrounded by the urban Richmond District and ritzy Pacific Heights. It is a small enclave of elegant homes that was first developed after the 1906 earthquake. Therefore the architectural style of the homes is mostly Edwardian. Some of San Francisco’s most prestigious families and dignitaries live here.

Most of the real estate in Presidio Heights consists of two-level single family homes and includes the rarest of city traits: front, back and even side yards. The wide, flat streets are quiet and tree-lined, and make for an excellent environment for raising a family.

With California Pacific Medical Center next door, nicknamed the baby factory, it’s no wonder that Laurel Heights has become a draw for families with children. Nowhere is this truer than along the main shopping area, Laurel Village on California Street. It’s bustling every day of the week.

Stop by for something to eat at Beautifull, Rigolo, Asqew Grill, A.G. Ferrari or Noah’s Bagels. And there are two supermarkets: Cal-Mart and Bryan’s Grocery. If you’re looking for coffee, there’s no shortage at Peet’s or Starbucks. There’s also great shopping at Books Inc, Emily Lee Sportswear, A Wine Impression, Standard 5 and 10, or any number of kid’s stores, including Gymboree, Gap Kids and the Stride Rite Shoes.

Down the road at California and Presidio you’ll find a cluster of shops, including the Jewish Community Center, the stylish Laurel Inn and the hip Swank Cocktail Club. Walk up the hill one block and you’ll come to Sacramento Street, a relaxed collection of high-end clothing boutiques, jewelry stores and day spas.

If you're in search for elegant food and libations, there are several notable restaurants in Presidio Heights including Garibaldi's, Osteria and Spruce.
